Welcome to our Help Center. We’ve pulled some of the most frequently asked questions from our users and compiled them all into one place. If you have any other questions, don’t hesitate to reach out to our Office Manager.

What criteria is used to qualify an applicant?

  • Must view property prior to submitting an application

  • Must completely fill out an application (N/A in areas where not applicable)

  • Application must be signed

  • 600+ FICO score *(lower scores considered with co-signer or extra deposit)

  • Must have legal and verifiable income (Exceptions may apply though equal opportunity housing)

  • Gross income for household must meet 2x rental rate.

  • All applications are subject to 2 years of previous rental history verification.

  • Pay application fee for each applicant over 18 years of age.

  • All properties are offered subject to the Federal Fair Housing Act which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, country of national origin, handicap, or familial status

How do I apply?

How long does it take to process an application?

Processing time varies depending on the amount of time it takes to receive all the information needed to complete the rental application, including from third parties. Once reviewed, we will contact you to confirm if your application has been approved, incomplete, or denied. The property will continue to be offered for rent until a lease is signed & a deposit has been submitted. Transparency is important to us. Please ask if there are any further questions regarding this process.

What condition will the property be rented in?

The property will remain in its shown condition unless agreements are made in writing at the time of application. It is standard procedure for all dwellings to be well cleaned, carpets washed, and necessary maintenance performed before leasing.  A checklist will be filled out upon Move-in to confirm any imperfections or defects.
